PAYMENT & BOOKING
All bookings via our online system should be treated as provisional until you receive confirmation from us via email, you should receive an email from us within 48 hours. On booking a 30% deposit is taken, the balance is due 60 days before the start of your stay. If the booking is less than 60 days from the date of your stay the full price of the stay will be taken.
If the balance is not paid by the due date Middle Stone Farm reserves the right to re-let the accommodation and retain the deposit.
Middle Stone Farm only accepts bookings from persons over 18 years of age. We reserve the right, at all times and without statement of reasons to refuse or cancel a booking. The prices featured on the website are not binding; Middle Stone Farm reserves the right to modify these prices.
We reserve the right to move you to a different safari lodge if we think there is a more appropriate unit for the make up of your group. If we intend to do this we will advise you before you arrive.
ARRIVAL & DEPARTURE
Check in is from 4pm on your arrival day. We do not allow early check ins or late checkouts.
If you are staying in a safari tent the latest arrival time in the summer is 8.30pm, if you are staying in the early spring or autumn you need to arrive 1 hour before sunset at the latest as the field is unlit. All guests must arrive in daylight. We understand with work commitments this may be awkward, so if you can't arrive until after dark we suggest you come early on Saturday morning instead, or get in touch with us to discuss your plans.
Check out is strictly by 10am on the day of departure please. Please return all furniture and fittings to their original positions and leave the accommodation clean and tidy as you found it when you arrived. If you have stayed here as a group we ask that the cooking utensils, crockery, cutlery and glasses etc are also back in the original accommodation please.
Items purchased from the shop must be paid for before departure by cash or card
If you cancel within 65 days of your arrival we will try to re-let your accommodation. If we are unable to do so, then we regret that we will be unable to refund any monies paid. If you cancel prior to this date, we will refund any monies paid, less your 30% booking deposit, or reschedule your stay for another date later in the year, please note we can only do one date change, we cannot move you repeatedly. An administration fee of £50 will be charged in this instance. (For amendments during the 3 week UK lockdown we will waive our admin fee for a date move)
In the unlikely event that we need to cancel your stay, and you have paid us in full, we shall inform you as soon as possible to arrange alternative dates. We will only discuss new dates after the lockdown has been lifted.
We are not liable for refunds or expenses you may incur in the event that we are prevented from fulfilling your booking as a result of circumstances beyond our control. Such circumstances shall include war, terrorism, riots, civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or similar. We recommend that you have adequate holiday insurance in place to if you cannot come to stay.
GROUP BOOKINGS & HEN WEEKENDS
During the school holidays (including half term and Bank Holidays) we are very much a family site. Please do not book a safari lodge for a group of 6 or more adults without speaking to us first, we don't accept adult groups during the school holidays. If you are thinking of staying for a Hen Weekend, we ask you to book all three safari tents in either field. Please get in touch to clarify when the school holidays are and to let us know you are thinking about making a booking. Please ensure you have read our rules about noise and music, when you make a booking you will be accepting these rules. It's really rural and peaceful here and although we love seeing our guests having fun and enjoying their time here, we have noise curfews for the sake of other guests staying and our neighbours. We are not a site for wild, noisy parties. If you're decorating please only use decorations you can take away, we don't allow confetti as it's not good for our sheep to eat! Nor do we allow fireworks or Chinese lanterns.
We do not allow Stag Weekends or groups of more than 6 adult men.
In the interest of all of our guests we limit the number of day visitors to 2 people per accommodation and details must be provided to us in advance. These guests are only permitted to visit between 10am - 8pm and we ask to know their car registration numbers so we know who is on site.
A single well behaved healthy dog is welcome to stay in our three dog friendly safari tents Kestrel, Hawk and Buzzard and The Stable Cottage outside of the school holidays (including half terms and Bank Holidays). In some circumstances dogs may be allowed during school holidays, please contact us if you wish to bring one.
We do not allow dogs in Badger, Stag or Fox Lodges or in The Deckhouse Cabin, these are kept pet free and a good option for guests with allergies.
There is a £25 cleaning supplement to bring your dog with you, please make sure you have selected your dog as an extra on the booking form when you make your booking to stay here. Please do not just turn up with a dog as we need to know in advance you are bringing your dog with you. We reserve the right to turn away guests who arrive with a dog we were not expecting.
We ask that guest dogs are healthy, up to date with their injections and worming and do not have any skin conditions. We reserve the right to retain money from your deposit or invoice your card if the dog causes any damage or soiling. We do not allow any aggressive dogs to stay and the following breeds are not welcome: Pit Bull terrier, Japanese Tosa, Dogo Argentino, Fila Brasileiro, and Staffordshire Bull Terrier. If your dog appears to be aggressive or out of control we reserve the right to ask you to remove it from the farm.
Dogs must be controlled and on a lead during their stay here. Dogs must not sleep on the sofas, beds or go in the hot tub! If you go out, please take your dog with you, we do not allow dogs to be left unattended. Please keep your dog in control and on a lead at all times on our farm. If we find a dog has been left alone in your accommodation we reserve the right to let it out. Remember to clean up anything your dog does responsibly.
We do not allow other types of pets to stay.
Due to the proximity of power cables, livestock, thatched buildings and our neighbours - kite flying, drones, chinese lanterns and fireworks are not allowed to be used on the farm.
We do not allow smoking or vaping in or around our safari tents, cabin or cottage, near our buildings and animals, around the hot tubs, playground and eating areas. If you wish to smoke we politely ask you to wander up our drive to do so and dispose of any cigarette butts responsibly.
We ask all guests to keep noise to a minimum after 10pm and before 8am in consideration of other guests staying and our neighbours. This is a quiet family glamping site and generally not a party venue! Guests choose to stay with us because they are seeking to relax, unwind, listen to the birds and connect with nature. If you are listening to music during the daytime please make sure it is low and can't be heard by any other guests staying here. All music must be turned off by 9.30pm please. Remember sound travels through the canvas walls of the tents especially on a still summer night. During the day we expect to hear the sounds of happy guests enjoying themselves but please be conscious of your neighbouring glampers.
After dark we ask that any children who are still awake play quietly and are not being noisy in the playground. After 10pm the only sounds you should be able to hear are the sheep bleating in the fields, barn owls and the low murmuring of guests. We don't like having to come out in the evening and tell you off - it is embarrassing for all of us!
In exceptional circumstances we reserve the right to ask your party to leave if there is repeated noise after having received three warnings. As you will have breached the terms of your contract with us no refunds will be forthcoming.

SAFETY & RESPONSIBILITY
You will be staying on a farm with animals, potentially dangerous farm equipment and deep ponds amongst other hazards. It is your responsibility to watch your children at all times.
Please do not enter any of our fields or open farm gates. If you would like to walk please ask us where to go. We offer a guided farm tour during the glamping season where you can come and meet the animals with us.
Please be aware that some of the guest equipment, including the barbecues and wood burning stoves can be dangerous if misused, we will show you how everything works when you arrive and we're always available during your stay if you need our help. Use of the facilities at Middle Stone Farm, such as the playground, is the responsibility of the guest and is done so at their own risk. Children must be supervised at all times.
The safari tents are set in farmland, the terrain can be uneven and has rabbit and mole holes in places. Please make all your group wears suitable footwear and we recommend you bring wellies!
The hedges and fences may have barbed or electric wire around them, please do not climb on them. The animals on the farm are not tame pets, do not feed them, go into their grazing fields or stroke them without asking us first. Some animals are really friendly, some are not! If you do touch an animal you must wash your hands with soap and water immediately afterwards. Pregnant women should not touch any of the animals.
Middle Stone Farm accepts no liability for theft, loss or damage to your belongings that may arise from your stay. We recommend that you take out appropriate travel insurance.
DAMAGES & DEPOSIT
A damages deposit of £100 per accommodation applies to all bookings and is held against your card until after your stay . The damages deposit is to cover any costs to Middle Stone Farm for damage, breakages, missing items or extra cleaning required after a stay, or a bill not settled in the shop. Providing there are no major problems your damages deposit will not be drawn from your card.
CLEANING & DAMAGE
Please leave your accommodation clean and tidy and let us know if anything gets broken so we can replace it for our next guests. We will only charge guests for replacements in exceptional circumstances. If major damage is directly attributable to a guest, then we reserve the right to request payment to cover replacement.
Please leave the accommodation nicely, do your washing up, empty your bins and recycling before you leave and leave furniture and fixings back where you found them. If any deep cleaning is required then we reserve the right to charge for this work. Middle Stone Farm reserves the right to deduct this payment from your security deposit and invoice guests following their stay if the damage is in excess of the deposit.
We are currently unable to allow guests to charge their cars with from our electrical sockets as they are not suitable for this purpose and are not covered by insurance. At the moment we do not have a car charger on the farm.
