Our Terms & Conditions
Payment For Your Stay
All bookings are made safely via our website using a credit or debit card. When you make a booking via our online reservation system you will receive an immediate automated booking summary by email to the email address you provided. The booking will then be formally confirmed by a personal email from us within 48hrs and this will form our contract. Please make sure you use an email address you check regularly and a mobile number (not landline).
The booking system on our website will take a 30% non-refundable deposit and the balance is then due 60 days before your arrival. If your stay is less than 60 days away the system will take the full amount. You will be sent an automated email with a link to pay your balance so please use an email which you check regularly. If your balance is not paid by the due date, we reserve the right to re let your accommodation and retain your deposit.
Middle Stone Farm only accepts bookings from persons over 18 years of age. We reserve the right, at all times, without statement of reasons, to refuse or cancel a booking.
Your Damages Deposit and Departure Requirements
We require a damages deposit of £150 per accommodation, this will be held against the card you paid with 1-3 days before you arrive, please make sure there is some credit on your card to enable the system to do this. The £150 is 'held' against your card in the event of damages or an unpaid shop bill, it works the same way as hotels hold card details, this money is not actually drawn. When you leave, providing there are no significant issues and the shop bill has been settled it will be released back to your card again.
We do not charge for minor breakages, we hold this in case of serious damage, significant deep cleaning or mess, an unpaid shop bill, late check out so our staff can't begin cleaning or missing/moved items from the accommodation. On departure day we require guests to do their washing up properly, put rubbish and recycling out in the dedicated bins, return any moved furniture, bag up used bedlinen and used towels into the sack provided. This is important due to Covid still lingering around and keeping our staff safe - stripping beds can throw the virus particles into the air, so even with gloves on our staff need dirty bed linen off the beds for their safety. If you have stayed as a group and moved our things or furniture into different accommodations we expect items to be back in the original accommodation they were when you arrived please. In the case of a major problem or a very deep clean being required we reserve the right to invoice you in addition to drawing your damages deposit.
Cancellations, Refunds and Date Changes
Please ensure that you have adequate travel insurance to cover you in the event that you need to cancel your stay. Even if you are holidaying in the UK, travel insurance is recommended if you cancel due to unforeseen circumstances. A good policy will cover you for many reasons, a weather situation which might prevent you from staying, if there's a family bereavement or unexpected family situation, or your car breaks down for example. UK travel insurance isn't expensive, and it's really sensible you have a policy which will cover all eventualities!
If you cancel within 60 days of your stay, we will do our best to re-let your accommodation. If we take the same value booking, we will refund you in full less an administration fee of £40 to cover our time re-marketing. If we have to take a price reduction for a new booking this will be reflected in your refund along with the administration fee of £40. If the accommodation remains empty, we regret there will be no refund so do please make sure you have travel insurance for any eventualities. (For peak school holiday dates we should be able to easily re sell your booking when demand usually exceeds supply but you do have to give us sufficient notice.)
If you cancel up to 60 days before your stay we would normally be able to re sell a peak date and give you a refund, less the administration fee. If however we do not take a new booking we will retain the deposit paid. If you cancel after you've paid us in full, we will try and re market your holiday, if we can re sell the dates we will be able to return money to you, if we don't then we regret there will not be a refund.
In the very unlikely event that we need to cancel your stay (to perform unexpected repairs for example) we will do our best to offer you a suitable alternative. If there's a problem from our end, we will let you know immediately.
If we cannot provide your holiday due to unforeseen events beyond our control for example: war, terrorism, civil unrest, industrial action, weather eg: flooding, hurricane, snow, a natural disaster, epidemics, pandemics, lockdowns, health risks and similar events (Force Majeure) we will do our best to offer you alternative dates if we have to close ourselves, we will not be liable for refunds. We highly recommend you have appropriate travel insurance cover.
Please note in cases where we offer you any refund our administration charge is £40. If you ask us to amend your booking, eg moving your stay to a different date on our calendar we charge a £35 amendment fee per amendment. We can only accept booking amendments like date moves before your balance is due (60 days before your stay).
Check in from 4pm
Please note there's no access to the farm before 4pm. Please make sure you arrive in daylight if you are staying in a safari tent, ideally before 8pm.
Check Out 9.30am
All accommodation must be empty by 9.30am please. We ask for you to have vacated your accommodation by this time and followed the departure instructions in the file (shop bill settled, rubbish put in your bin, any moved furniture put back, washing up done and bed linen bagged please).

We have three dog friendly safari lodges called Kestrel, Hawk and Buzzard. Up to 2 well behaved dogs are welcome to stay in one of these accommodations. These safari tents are fenced and gated. We charge £25 to bring a dog and it must be booked in on the reservation form. We do not accept puppies under 6 months or any aggressive breeds eg Pit Bull, Japanese Tosa, Dogo Argentino, Fila Brasileiro.

We recommend you don't bring a female dog if she is in season either! Please do not leave your dog on its own in the safari lodge (or leave a dog locked up in a hot car). Please don't let your dog lie on our sofas, beds or go in the hot tubs please. If any dogs appear to be out of control or aggressive we reserve the right to ask you to leave immediately and there would not be a refund. We reserve the right to retrain money from your deposit if your dog causes damage or soiling. If we find your dog has been left alone we reserve the right to enter your tent.
We do not allow dogs in any of our other accommodation (our other accommodations are suitable for guests with pet allergies) and we do not allow any other pets to stay here (no cats, reptiles, birds, rabbits, guinea pigs etc).
Groups
Please don't book a group stay of 5 or more adults without talking to us first. If you are a group of either adults or families, please don't make bookings separately without telling us you are a group! Do please refer to our group page above if you are thinking of making a booking and we look forward to speaking to you about it before you go ahead. No adult groups during school holidays or Bank Holidays please.
Group Rules
Please see our noise curfew below, if you're wanting to party into the early hours we are not the right place for your stay. We love to hear a few guitars around the camp fire, but we're not the place to pump up the volume!
If you are staying as a group and have moved our items to your friend's accommodations we please ask for everything to be back in the accommodation it came from when you leave. We don't have time on busy changeover days to be running from each accommodation looking for missing forks so please make sure everything is returned to correct accommodation, thank you. If we have to spend time locating missing items, or replacing items we can't find we will invoice for our staff's extra time searching.
Adult Groups
Please don't book an adult gathering without speaking to us first! We only allow adult groups on certain weekends in the glamping calendar. We don't allow adult group bookings during the school holidays or Bank Holidays, we're family stays only during those times.

We do not allow extra guests beyond who you have entered on your booking form or for extra people to turn up during your stay. Day Visitors
We are not allowing any day visitors to the farm whilst Covid is still around as we are being careful with the number of guests staying here. If you wish to meet up with friends or extended family please meet them away the farm, there are lots of pubs nearby and ideas of family days out on our website. Everyone on the farm needs to be booked in on your reservation form please, we need to know who is staying insurance purposes. We do not allow extra guests to turn up in the night and sleep over. If you have any questions about seeing visitors, do please ask us.
Noise Rules
We are not a suitable venue for noisy gatherings and we ask guests to keep voices to a minimum after 10pm please. The safari lodges have canvas walls so we ask for all our guests to be considerate of other people staying here. Although we love the sound of a gentle guitar around the campfire in the evening, we don't allow any amplified music at any times of the day because it's annoying for the guests in the neighbouring lodge. If you wish to listen to music please wear headphones so other guests staying here won't hear it. If you want to pump up the volume, or stay up late into the early hours Middle Stone Farm won't be the right place for you.
If guests report noise from other glampers we will come out and ask you to be quiet and this is really embarrassing for all of us. So please consider this before you book to stay here. In exceptional circumstances we reserve the right to ask you to leave if there is repeated noise after a couple of warnings. We provide safe plastic wine glasses for hot tub drinking! Details about how they work and further safety instructions are in each accommodation and on our website. Please note if you hire a hot tub, then decide during your stay not to use it, there will not be a refund as if they've had water in them, they still have to be serviced between guests.
